Monthly Maintenance Dues
Monthly maintenance dues are required from each resident. Every year, the Board reviews the budget and may increase or decrease the monthly maintenance dues as necessary to meet ongoing expenses, repairs and improvements. Monthly maintenance dues are currently $307 per month. Residents are required to have their monthly maintenance dues paid by automatic deductions from their bank accounts. To request automatic deductions, go to the Forms webpage, print and fill out the Auto-Pay Dues Form, and mail it to 599 Saddle Ridge, Portage, WI 53901 or drop off in the 599 Saddle Ridge secure mailbox by the east entrance. Late payments result in a $25 administrative fee. For late payments beyond 60 days, an additional $30 administrative expense charge will be added to the total amount due and the issue of non-payment will be referred to the Board of Directors for further action at the next scheduled meeting. If the Board decides to pursue a lien on your property, an additional $250 administrative expense charge will be added to the total amount due.

Annual Insurance Premiums
Every fall, all residents are billed for a portion of the homeowners' insurance purchased by the Association. The amount billed is based on square footage of each unit when built. For newly constructed units, premiums are prorated during the first year of ownership. Units are insured for full replacement value (based on the bylaws), less a $20,000 deductible per event. Since unit owners are responsible for providing their own coverage on windows, doors, wall and floor coverings, cabinets, etc. (according to the bylaws), they should determine the amount of coverage based on their unit as well as their personal belongings.

Garbage Services
Monday is garbage (gray container) day each week and recycling (blue container) day is every other week. If a holiday occurs on a Monday, Columbia County Solid Waste will notify us of the revised date of pick-up. Trash and/or recycling containers should be put out to the end of your driveway by 7:00 am on pick-up day. Please review the "Recycling Guidelines" on the Documents webpage for more details.

Information Sharing
Our Association maintains a website at www.saddleridgeestates.net for sharing information with residents. Minutes from each Monthly Board Meeting are posted on the Meetings webpage on the website once approved. Also, once each month, a newsletter called "Deer Tales" is prepared by a voluntary group of residents and distributed by email to residents throughout Saddle Ridge.

General Maintenance
The Board of Directors is responsible for maintaining the exterior of all buildings and grounds (this includes painting, repairing, restoration and maintenance). If you become aware of a problem that requires attention, please notify the Board by filling out the Project Request Form. You can print and fill out the Project Request Form found on the Forms webpage and mail it to 599 Saddle Ridge, Portage, WI 53901 or drop off in the secure 599 Saddle Ridge mailbox located near the east entrance. Any work done by a unit owner that affects the exterior of the unit or grounds must be requested in writing to the Board and be approved in writing prior to the work being done. The Board has a limited budget for repairs and must weigh and prioritize the various needs of the Association. Therefore, residents that have work done on their units without prior approval from the Board will not be reimbursed for their expenses.

Monthly Board Meetings
The Board of Directors, elected by owners at the annual meeting, conducts regular monthly meetings on the second Monday of the month (March to November) at 5:00 pm, in the fellowship hall at Bethlehem Lutheran Church, W8267 STH 33, Portage, Wisconsin. There are no meetings held in December, January and February. Notice of meetings are published on the SREA website homepage, "Deer Tales" neighborhood newsletter, and a message is emailed to all owners. Owners planning to attend the Board of Directors meeting should notify the SREA President so research can be conducted prior to the meeting.

Rules & Regulations
Saddle Ridge Estates Association has a number of rules and regulations designed to prevent unreasonable interference with the use of the respective units and the common areas and facilities. Please familiarize yourself with your Association's Declaration and Bylaws. It can be found in your owner's book or on the Documents webpage. Strict adherence to these rules will ensure that all residents enjoy the beautiful and peaceful living that Saddle Ridge offers.

Signs
No sign of any kind shall be displayed to the public view on or from any unit or commons except reasonable signs showing a unit "for sale" without the prior consent of the Association. "For Sale" signs shall be allowed (but not attached to the unit), but the Board reserves the right to designate placement within the Association.
